Quick Market Notes:

There is still many mixed signals on housing, with some markets such as NYC and parts of Northern NJ appreciating. That said there are still plenty of short sales and a lingering uncertainty with employment holding back the market. All of which is creating a pent up demand, that with a little bit of economic growth could lead to some nice appreciation for todays buyers. Home prices are down substantially over the last four years and rates remain historically low so it not hard to see this happening. If nothing else inflation and population growth will likely fuel appreciation over time.

In the Meantime, the Rental Market is still Red Hot and will remain so for a while until the recovery is truly believed underway by the buyer. Numerous times I have seen people wait to decide on an apartment and lose it this year as there is a real shortage of quality rentals (which we focus on at Prudential).
